Built on a canal grid, so waterfront is ordinary here rather than a luxury category. Mostly single-family, mostly one story, many with a pool.

Terra grew up in a small town on the Mississippi River in Iowa, landed in Columbus more than twenty five years ago, and has been selling Central Ohio real estate for twenty of them. Move up, downsize, first house, last house. She has been on all of it.

A few years ago she and her family bought a place in Fort Myers, and the questions started. Friends, past clients, neighbors, all asking the same things about what it costs, where to look, and whether it is worth it. She got her Florida license so the answer could be something better than "call somebody down there."

She made this move herself before she ever sold it to anybody. That is the difference between an agent with a referral partner and an agent who owns a house down there.

What people actually ask

Should I sell in Ohio first, or buy in Florida first?

It depends on your equity and your tolerance for overlap. Selling first gives you a real number and a strong offer in Florida, but you may need a short-term rental. Buying first is smoother to live through and costs more to carry.

There is no universally right answer. There is a right answer for your situation, and it takes about fifteen minutes to figure out once Terra sees the numbers.

Do I have to fly down to look at houses?

Not to narrow the list. Terra is in Southwest Florida regularly and will walk homes on video for you, including the things listing photos never show: road noise, what is actually behind the house, how the neighborhood feels on a Tuesday.

Most people make one trip to see a short list they already trust, instead of three trips ruling things out.

What surprises Ohio buyers most about Florida?

Insurance. It is the line item that catches people, and it varies enormously house to house based on flood zone, roof age, and wind mitigation features. Two homes on the same street can be thousands of dollars apart.

The rule is simple: get an insurance quote before you write an offer, not after. Terra will tell you when to make that call.

What about taxes and the homestead exemption?

Florida has no state income tax, and it offers a homestead exemption on a primary residence. What either of those means for you depends on your residency, your timing, and your finances, and that is a conversation for your CPA or tax attorney, not your REALTOR.

What Terra will do is make sure you know which questions to ask, and ask them early enough to matter.

What if I want to keep the Ohio house?

Plenty of people do, either as a rental or to come back north in the summer. It changes your financing picture and your budget in Florida, so it is worth deciding early rather than partway through.

Terra can price out both paths side by side so you are comparing real numbers.

Snowbird, or moving down full time?

These lead to genuinely different houses. Part time favors low maintenance and lock-and-leave. Full time weighs the things you use every week, and how a place feels in August rather than in February.
